In recent years development planning criteria has changed dramatically, and its likely to

of residential units; planners ever more frequently demand that commercial developers
incorporate a residential element into their schemes. Such mixed used schemes require
a mix of experience and skills, not to mention risk in an area often uncharted by many

In recent years we have spent well in excess of £50 million on acquisitions of residential units,
from completed developments to purchasing at the off-plan stage. Locations included a major residential/hotel

Delph will purchase the entire residential element of a mixed used scheme, from 20 to 200 units,
taking the market risk by contracting off-plan, during construction or once completed. In addition, we can offer advice on internal
and external design, specification, unit size and layout optimisation before planning permission is sought.
Not only would your funding arrangements benefit from an early off-plan sale but Delph will pay
10 per cent on exchange of contracts and may pay a further 10 per cent during the build process, providing vital injections of funds
at key points in the life cycle of the development.

schemes where we have purchased the residential element, a reassurance that this part of the development has been sold at a very early stage.
